Salt Lake City's housing stock splits cleanly in two. The urban core — Salt Lake City proper, Sugar House, the Avenues — has a median build year in the 1960s per Census housing data, meaning most original systems have already cycled through one or two full replacements. The suburban ring along the valley floor and benches — Sandy, West Jordan, Draper, Riverton, South Jordan — grew mostly from the 1990s through the 2010s, and those systems are only now aging into their first replacement window.
