- Property manager and GC referrals. Commercial relationships compound — one property management company can hand you their whole portfolio over time.
- Public bid boards. Municipal, school, and institutional HVAC work is usually posted publicly and awarded competitively on price and qualifications.
- Cold outreach to facilities managers. Slower than residential outbound, but it's how most commercial books get built before the referral flywheel kicks in.

Where it can still help: mixed-use and small-commercial-heavy zip codes often correlate with the same aging-building-stock signal we track for residential, so a zip code ranking high for residential replacement demand is frequently also a zip code with aging light-commercial rooftop units nearby. That's a proxy, not a guarantee — treat it as one more data point if you already work both sides of the business, not a substitute for the maintenance-contract and referral channels commercial work actually runs on.
